Great investment opportunity for the handyman or smart real estate investor. This home needs some TLC, and it is a 'fixer upper'.  This home is perched on a 50 foot x 130 foot desirable lot that is located in one of the few areas of town that did not flood. The roof is in excellent shape (roughly 6 years old), and the main floor doesn't need too much work other than a good cleaning and fresh paint (in my opinion). The basement is framed and electrical appears to be nearly complete. There is some poly-b plumbing that could easily be replaced (materials included) and then the basement would be ready for drywall and finishing. The configuration of the home with the 2nd full bathroom would allow for an easy installation of a secondary living space on the lower level. The yard is in rough shape, but if you are able to handle a little sweat equity, you will come out way ahead here. The single detached garage could be considered a knock down, but it is still solid, and on a concrete pad. If I was the buyer I would put a new roof, siding, tweak the electrical a little, and insulate and board this garage. If you invested $5K into the garage you would have made a great investment. There is also space for a huge detached garage and RV or toy parking off of the back alley. I believe that the right buyer can pick this place up and flip it for a tidy profit, or make it your principal residence and chip away for a very smart first time buyer.
