Why you'll like it:

This area of Hove has a fabulous energy to it with a vibrant social scene, beautiful landscaped gardens, fresh sea air, and exquisite Regency architecture – but while this apartment block is modern in comparison, its smart dove grey exterior and tall sash windows sit sympathetically with its surroundings. It is a sustainable build with energy efficient credentials to include eco heating systems and solar panels providing energy for the lifts and communal area lighting which reduce the maintenance fees.

You enter the communal hall through a secure glazed door using the video intercom, and you can instantly see this is a well-maintained, high-end development. You take the stairs or the tall steel lift to the second floor where your door is clearly numbered.

Once inside you are welcomed into a broad entrance lobby where solid oak flooring stretches out before you in warm honeyed tones. There is underfloor heating throughout which has been zoned in every room, but being such a new and well-insulated build, this is rarely needed. The space is softly lit by spotlights, and bedroom two is on the left. This has a plush latte carpet underfoot with creamy white walls to complement and being peacefully positioned to the rear of the building, you can always ensure a truly restful night's sleep.

Easily accessible next door, the main bathroom is an incredibly stylish and contemporary space with large stone tiles on the floor which flow seamlessly up the walls. These complement the modern, Villeroy and Bosch white bath suite and fittings, with rainfall shower above it, and a high gloss vanity unit sits below the hand basin.

At the end of the hall you come to the principal bedroom suite. This is a generous size with an entire wall of wardrobes in an oriental style. The en suite bathroom mirrors the main bathroom in quality and style but has a double width shower and a ceiling mounted rainfall showerhead to truly revive you in the morning.

Across the hall there are deep cupboards for household items, so the flat remains streamlined and clutter free. These also house the eco Vaillant water heating and central heating systems while a third cupboard houses the washing machine but has space for linen or a tumble dryer too.

Spanning the westerly side of this apartment looking out over the beautiful city surroundings, is the immediately impressive, open-plan living room and kitchen. From the moment you enter, tall sash windows frame views looking out over the gardens at the top of Palmeira Square, and directly down the bustling and vibrant Church Road. In the far distance, above the roof tops and chimney stacks of Regency Hove, you see the green and rolling hills of the South Downs National Park, remining you just how perfectly positioned the city is – between the countryside and the coast. Cleverly designed, these windows open inwards for easy cleaning, so the glorious vista will always be crystal clear.

Not only is the architecture stunning, but facing west, the sunsets are incredible. Being elevated above it all and with energy efficient windows, you are unaware of any outside noise - it is in fact a tranquil space to live and work – although equally, a wonderful space to entertain. Solid oak flooring and a stylish décor to include a bold teal wall, continues in here, and the Leicht kitchen is to the right. This is superior in design with high gloss units and a marbled quartz worktop which is echoed in the splashbacks. The fridge freezer and dishwasher are integrated, as is the Neff induction hob and dual ovens which have been thoughtfully placed in a tower to avoid awkward bending.

You can access the large sheltered terrace from here via bi-folding doors, so you can spill outside during the warmer seasons. It has a strengthened glass balustrade and is a space where you can sit for hours, at any time of year to drink in the views, which also take you south, right down to the sea. At night, the sparkling lights of the city form an equally lovely backdrop to the room so you can watch the world go by for hours.

Agent's thoughts:
It is hard to believe this development is already 10 years old as the quality finish throughout feels like new. Palmeira Plaza apartments hold such a prime position in the city where you can truly experience the Brighton & Hove lifestyle, and with a share of the freehold, we don't expect this apartment to stay on the market for long.

Owner's secret:
"I have lived here since the apartments were completed in 2011 and have enjoyed every minute. The location is fantastic for the beach, the station and Hove's many shops so you can reach everything on foot – indeed, you barely need a car as the transport links are also excellent. The views are beautiful throughout the year as the gardens come into bloom, and the light is glorious as it streams into the living room and onto the terrace during the summer. I am moving to be closer to family, but I will miss it here hugely."

Where it is:

Shops: Local 1 min, city centre about 7 mins on the bus

Seafront or Park: Hove Lawns and Seafront 3 min walk
Closest Schools:

This light and airy home is beautifully situated in a popular area with lots of local shops and the beach on your doorstep.
