Elephant Agent Valuation of this property is £950,000

Description:

An exquisite and complete four storey family home located on a prime and elevated road in Redland, close to Redland Green. This stunning mid-terrace Victorian property features five double bedrooms, three bathrooms, an open plan kitchen and dining space, basement level, contemporary south facing garden and falls within the catchment area for Redland Green Secondary School.

The property has been fully renovated within the last 3 years by the current owners and the specification and attention to detail throughout is very impressive. The finish is a perfect blend modern contemporary taste meeting the restoration and preservation of the many original period features found throughout the house.

Accommodation comprises; A classic approach with steps leading to a solid wood front door and a porch which then leads into a spacious and light hallway beautifully finished with a herringbone patterned parquet floor which contrasts the dark painted walls. Steps from the hallway lead to a split level with a large storage cupboard and then onto a basement level which serves as a utility space and provides plenty of useful storage.

At the front of the property is a vast and striking living/reception room with a bay, sash windows, cornice, ceiling rose, and a restored original fireplace with marble surround.

Facing the rear of the property is the hub of the house, a fantastic split-level open plan kitchen/diner. On the upper deck is an ultra modern kitchen with white handless units, white low-profile granite worktops, integrated appliances, and stainless steel fittings. The kitchen also incorporates an island/breakfast bar and looks out onto a pleasant south facing view over the garden via the bay with sash windows.

Stepping down from the kitchen the engineered oak flooring leads onto a designated dining area which is cleverly zoned with a bespoke shelving and storage unit. An oversized aluminium door from the dining area provides access to steps which lead onto the garden.

On the first floor the property includes two double bedrooms, a shower room and the master suite. Facing the rear off the property the bedroom on the split level is currently being used as a designated office/study, and has been tastefully decorated with atmospheric dark walls, an engineered oak floor, and a restored fireplace with patterned tile inserts.

The second bedroom is a lovely light room with another restored fireplace and bay window over looking the garden.

The shower room is a complete with a modern white suite, metro brick tiling throughout and a mirror with built-in ambient lighting.

Facing onto Hartington Park the master suite spans the full width of the property and continues the high spec theme with the addition of an ensuite bathroom and a walk-in wardrobe.

The top floor of this imposing building forms part of the original house as it was originally constructed and the generous head height allows for two very spacious double bedrooms which are currently occupied the children making this the kids floor. Both bedrooms include feature fireplaces and the landing area dividing the rooms is large enough for a sofa library space.

The family bathroom located on the split-level of the upper floor is complete with his n hers vanity unit, a free standing modern roll top bath, walk-in shower, blue gloss effect metro brick tiled splash back with a contrasting dark tiled floor, finished with chrome fittings and timber details.

Outside the front elevation displays the classic Victorian facade with steps leading to the basement level allowing easy access to the rear of the property without going through the main house.

The elevated rear garden is a real sun trap and the current owners have made the best possible use of the space. The low maintenance astro turf perfectly compliments the light timber decking and the slatted timber pergola which provides a perfect position to take advantage of the southern elevation.

12 Hartington Park is a very impressive family home that has been carefully considered and brilliantly executed. The design and finish throughout is very inspiring and makes for a perfect family home. The documented internal square footage doesn't do the house justice in our opinion as it feels a lot larger which may have something to do with the amount of light that flows through the house and the ceiling height.

Hartington Park is a very desirable and quiet road and the house is positioned at the top end of the road nearer to Redland Green. The Durdham Downs and Whiteladies Road are all within walking distance and the property is crucially within the catchment area for Redland Green.
