Description:

A simply stunning three bedroom terraced house on Hatherley Road.

Set across three floors, this beautiful family home offers 1460 square feet of internal space. The ground floor is essentially open plan, with the reception room and kitchen diner seamlessly flowing one into the other. As such they’re ideally suited to modern family life. The reception room has shuttered bay window to the front, stripped wood flooring underfoot, and wood burning stove providing a focal point at one end – the perfect spot to gather as a family on a cold winter’s evening. The kitchen diner is capacious and filled with light, thanks to the bi-fold doors at the far end and the large skylights above. It’s a wonderful hub for this home, with swathes of modern fitted units ranged along one wall, and stylish tiling on the floor. There is plenty of room to eat as well as cook here, making it ideal for entertaining family and friends.

Upstairs the bedrooms (all doubles) and bathrooms are spread across the two upper floors. On the first floor there are two bedrooms, the larger of which occupies the entire width of the front of the property, and has plenty of room for free standing storage. The family bathroom on this floor is exquisite, with three piece suite including a claw foot bath with rainfall shower over...

The second floor houses the principal bedroom. It is dual aspect, with stripped wood flooring underfoot, like the bedrooms below. Also on this floor (and completing the internal spaces) is an amazing three piece shower room.

Outside there is a private garden to the rear. It has lawn, raised beds around the borders, and a paved patio area immediately adjacent to the property.

Living Here...

The location of this home is as good as it gets. Everything from schools to entertainment, and from food to transport is on your doorstep.

The “Outstanding” rated Greenleaf Primary is just around the corner, whilst the similarly rated Walthamstow School for Girls is a short walk away. When the weekend calls, there’s plenty of things to see and do. The Empire cinema offers the latest blockbusters, you can go cycling in Lloyd Park (and maybe have a game or two of tennis whilst you’re there), grab a pizza at SoDo or Yard Sale, or maybe have a kick about (no jumpers for goalposts needed) on the Douglas Eyre Playing Fields. In the evening, enjoy meeting friends for a pint at The Rose & Crown, The Chequers or The Bell. When you need to get into central London for work (or pleasure), Walthamstow Central station is a short stroll up Hoe Street.

In This Area - By Walthamstow Diary

Get off the tube at Walthamstow Central and find the world waiting for you. Honestly, this is no exaggeration - if you want something, you’ll likely find it not too far from the station. The market, the longest in Europe, is busy and thriving, and the perfect spot to pick up fresh fruit and veg. Next to the market we have a shopping centre packed with high street names, and right at the top of the High Street you’ll find the cinema and retail complex. Called The Scene, it is home to a ten screen Empire cinema, Five Guys, Tonkotsu and loads of other bars and restaurants. Just around the corner from this new cinema, is a very old one. The hustle and bustle of the High Street is contrasted by the quiet residential streets that surround it. This part of Walthamstow really gives you the best of both worlds, a shopping hub, nightlife, and peace and quiet at home.

In The Owners Words...

Hatherley Road is a charming quiet street with friendly neighbours and a lovely community feel. The house has been great for entertaining - particularly in the summer when you can make the most of the kitchen opening up onto the garden, which gets loads of sunlight. The house is also positioned in a very central spot being walking distance to the village, Lloyd Park (Saturday market), High Street (Sunday farmers market) and the Wetlands. There are also great restaurants and shops on Hoe Street at the end of Hatherley Road including Sodo, SpiceBox, Tonkotsu, Clapton Craft, East of Eden, Cove17, the Bell and Yardsale Pizza to name a few. We will really miss this great house and wish we could take it with us!
