Description

With its picturesque surroundings, quintessentially British village and sumptuous interiors, this rural property is the ideal family home.

Located in the charming village of Harby, within the Vale of Belvoir, this four-bedroom home has been thoughtfully extended to create ample space to bring up a family. Arguably one of the Vale of Belvoir's most-loved villages, Harby boasts a traditional British public house, a thriving community, sweeping countryside views and excellent commuter links. A visit to the city is never off the cards either- catch a train at the nearby station of Grantham and be in the capital in an hour.

The ground floor has been carefully extended to offer the most beautiful open-plan living area, utility room and ground floor wet room. While every inch of the home has been thoughtfully decorated to the highest standard, this impressive extension steals the show, presenting the opportunity to cook, eat and entertain in style.

Encompassing a kitchen, dining and living space, the bright and airy interiors flow effortlessly to create a welcoming environment- perfect for hosting guests. Sleek and modern, the kitchen features a central island and stylish shelving units, leading onto a dining area. The extra living area offers a perfect family room, where the children could watch television or play while dinner is being prepared. The dining area boasts a well-positioned louvre and bi-folding doors that open onto the garden, inviting an abundance of fresh air and natural light into the home. This stunning area also has the luxury of underfloor which is ideal after a wintry walk along Grantham canal, where you feel instantly cosy and warm the moment you step inside.

The beautifully presented garden enjoys sun throughout the day, with a raised terrace area that is perfect for outdoor dining. In the summer, this garden is truly something to behold. Transforming into a delightful oasis, you will be surrounded by colourful flowers, wildlife and the sound of birdsong. Thanks to its delightful location in the heart of the countryside, you can expect the occasional visit from a roaming pheasant or rabbit.

Completing the ground floor accommodation is a utility room that leads out onto the garden and downstairs wet room. A separate Lounge is also positioned to the front of the property, offering a peaceful haven to relax and put your feet up at the end of the day.

On the first floor, you will find three double bedrooms, one single bedroom and an immaculate family bathroom. The previous owner has lovingly renovated the upstairs space to create a bright master bedroom, boasting an en-suite and wardrobe. The fourth bedroom is currently being used as a home office, facilitating the option to create a work-from-home environment.

The integral garage offers multi-functional use, either as storage space, a workshop, or even the potential to set up a home office.
It's clear to see that this house ticks all the boxes for family living and creating that essential work/life balance, but the peaceful rural location is what truly sets it apart.

A little bit about the village...
A population of around 1,000, Harby delivers the best of both worlds - a lovely, vibrant community with lots to see and do, and the rural seclusion that comes from a charming village. Harby is steeped in history, with one of the oldest public houses in Leicestershire that dates back to the 14th century - the Nag's Head. This charming country pub is renowned for its warm and welcoming atmosphere and hearty roast dinners that you can enjoy after a long country walk.

With breathtaking countryside views right on the doorstep, you're spoilt for choice when it comes to country walks, during which you can stop off at one of the several country pubs in the local villages. The village hall is the motivator of community activities and traditions, hosting an annual Pantomime, music events and Balls. Belvoir Castle is a historic gem and special place to have nearby, being just a ten minute drive away.

Located close to transport links, Harby is ideally positioned for commuters and city excursions, with Leicester and Nottingham about a 30-minute drive away.

What the current owners say...

"This property was brimming with potential when I moved in and I couldn't wait to get stuck into an exciting renovation project. While I knew I was taking on a big challenge, it was worth it to transform this house into my dream home and nurture it back to life.

"The extension was built about eight years ago, creating a wonderful open-plan kitchen, living room and dining area, a utility room and a downstairs toilet and shower room. Upstairs, the extension more than doubled the size of the master bedroom, adding an en-suite.

"With four bedrooms, including three doubles and one single room, there's more than enough space to raise a family in this house. We've loved having our grandchildren come and stay and they've relished the house, playing hide and seek, or lawn games.

"Summer has always been our favourite time of year here. The garden is bursting with colourful flowers and wildlife, whilst the terraced area is a peaceful spot to watch the sun go down. We're occasionally greeted by a roaming pheasant and enjoy all the birdlife.

"i've loved living in Harby, it delivers everything and more you could want from a friendly rural village- a strong community feel, a cosy pub and tranquil countryside surroundings. I never tire of the stunning views and enjoy taking walks along the nearby canal. When a fog descends over the Vale of Belvoir, you can see the Church steeples and chimneys poking out - it's like a postcard!

"The community is absolutely brilliant. Harby Garage is a well-run family business and throughout lockdown, they have been delivering hot meals to the elderly folk in Harby. The village hall is the social hub of Harby; which has seen plenty of events, including an annual pantomime, a ball and music.

"Now it's time to move on and pass this well-loved home onto new owners. Certain things will be missed - including the bright open-plan living kitchen dining area but also the charming village of Harby."
