Description:

Positioned in a sought after location sits this impressive five bedroom detached family home boasting well-appointed rooms, tasteful décor throughout, a generously sized private garden and gated front driveway. We highly recommend you view this home to fully appreciate the size and quality of property on offer.

As you pull up on the driveway you will feel a sense of belonging before you even get out of the car. Step inside, kick off your shoes and take in the spacious, elegant accommodation. The hallway is warm and welcoming, the perfect retreat to return home to or to receive guests.

Moving to the left from the hallway we first visit the large dual aspect sitting room which enjoys plentiful natural light via a large bay-fronted window and a central feature fireplace acting as a focal point for the room. Rear opening French doors invite the outside in, perfect for those warmer summer months. Evenings spent catching up on the day's events with loved ones or watching your favourite TV show whilst curled up on the sofa will be the order of the day here.

Next up we step into the show-stopping open plan kitchen/family area, which will perhaps form the hub and heart of your home. The tasteful shaker style kitchen by design has composite worktops and views over a beautiful rear garden. You will find lots of handy storage units, a composite one a half sink with mixer tap over, built in electric fan oven's one also acting as microwave, integrated four ring induction hob and extractor fan over all with a sleek contemporary finish. And of course, the budding chef within your family will be sure to smile at the space the work surfaces have to offer. Rustle up tasty bites and culinary delights in a sociable, casual environment whether it be with the kids or guests around the table. This is a home for entertaining and for creating happy memories.

Moving past the dining area you will now arrive in a fantastic flexible space which can be utilised to suit your families needs whether it be a home office, playroom for the kids or a cosy sitting room where you can relax whilst enjoying a good read. Here there is also a conveniently placed downstairs cloakroom with low level w.c. And a wash hand basin.

Tucked away just off the kitchen, and also giving further access to the garden & garage, is the handy utility room with plenty of extra storage space and additional worktop where you can place your chosen appliances underneath with all plumbing and electrics readily available.

Upstairs you will find the theme of space continues with five spacious bedrooms that you, your family and guests will enjoy. The large master bedroom offers the perfect sanctuary to relax in with rear garden views, walk through wardrobe and own ensuite shower room. Four out of the five bedrooms are all generous doubles leaving a comfortable single bedroom currently being used as an office.

The family bathroom is both a treat and delight. Modern, sleek, elegant, ideal for enjoying long relaxing soaks in the stand alone slipper bath with candles lit and music playing in the background. The stunning bathroom is further complimented by his and her sinks both with fitted vanity cupboards underneath, corner cubicle with mains shower and a heated chrome towel rail.

Outside, the front of the property offers a large gated driveway allowing for off-road parking for multiple vehicles in addition to the one a half width garage which has an up and over door to the front access. The garden is a private retreat to enjoy during the summer months with a combination of hedge and shrub borders, a large decked seating area, brick built BBQ and wooden built storage shed. The manicured lawn and mature trees complete the wonderful picture and provides a sense of peace as you enjoy soaking up the sunshine with a cool drink in hand.

Vendor Comment:

The house is a unique design and is larger than it looks from the front perspective. We have a lovely big garden which our children loved to camp in with their friends, as we are detached, our neighbours were never bothered by the noise! We also have lots of wildlife which visit such as a variety of birds, squirrels, hedgehogs, foxes, rabbits and even a badger has been spotted. We love the property because of its multifunctional layout. My office was previously used as a second lounge as well as a party room when our children were younger. We could also convert this space into a granny annex as it has its own cloakroom including toilet and hand wash basin. Our house is the perfect family home as you can have space from the family if needed or entertain our friends and family without being uncomfortable. The location is ideal as you can walk to Coalville Town centre and also to the two recreation grounds in Hugglescote within 10 minutes, as well as being a few hundred yards away from Scotland's playing fields. We have recently spent £30,000 on new kitchen, bathroom, new carpets in all but 2 bedrooms including the hall stairs and landing. Every room now has been decorated in neutral colours to make it more appealing to the lucky new owners. Our reason for selling is the need to down size as our children have left home but we have made many happy memories here which i'm sure will be the case for the new owners!
