Savills - Glasgow Agent Valuation of this property is £635,000

Description:

Idyllic loch side country house with private boat house and additional annexe.

Location

Laraich House sits in around 4 acres in an enviable elevated position overlooking "Little" Loch Ard. It is located around 2 miles west of Aberfoyle, within the Queen Elizabeth Forest Park, which is part of the Loch Lomond and The Trossachs National Park.

Kinlochard offers excellent leisure facilities including a sailing club, the Go Ape outdoor activity centre (the UK's longest treetop zip wire course) at the nearby David Marshall Lodge visitor centre, and the MacDonald Forest Hills Hotel and Spa. The wide range of activities in the area include mountain biking and walking, pony trekking, canoeing, wild swimming, shooting and fishing. Aberfoyle provides a good range of facilities including a primary school, shops, post office, supermarket and a variety of hotels and restaurants as well as an 18 hole golf course. Secondary schooling is at McLaren High School in Callander, and independent schools are in Bridge of Allan, Dollar and Glasgow.

The Trossachs is at the heart of Rob Roy MacGregor's Scotland and it was in this area with its delightful mix of lochs, burns, hills and glens that he lived his life and where some of his more famous exploits are said to have taken place. The Trossachs has a diversity of wildlife including magnificent golden eagles, osprey, peregrine falcons and red deer, which coexist with creatures such as roe deer, wildcats, foxes, feral goats, badgers and red squirrels.

Writers, poets and artists have all been drawn to the shores of the lochs in this part of Scotland, fascinated by the tales of Rob Roy and the mystery of the "Children of the Mist", the clans who lived amidst these wild hills. William Wordsworth, John Ruskin and James Hogg all savoured its incomparable atmosphere. Nearby Loch Katrine was the inspiration for Sir Walter Scott's Lady of the Lake. Several films including The 39 Steps (1959 version, starring Kenneth More) and Rob Roy (1953, starring Richard Todd) were filmed in the area. Loch Lomond is at the end of the B829 at Inversnaid, opposite the Arrochar Alps and the famous Loch Lomond Golf Club.

Description

Laraich is a beautiful property dating from the mid 1840's built in the traditional Victorian hunting lodge style. Constructed over two floors with stone walls under a slate roof, the property is well proportioned and has a natural flow and straight forward layout. The three main reception rooms spread from a central hallway. High ceilings decorative cornices and open fireplaces are all in place and the elegant principal rooms benefit from views over the loch and to the countryside beyond. On the first floor, five generous bedrooms and two bathrooms can be found. It is fair to say that the property would benefit from modernisation throughout but the opportunities within are endless. The large sash and case windows make the property bright and airy, while the carefully preserved original period features give the house great character. The elevated position reveals the most incredible views, showcasing all that this extraordinary landscape has to offer.

As well as the principal home there is an adjoining two bedroom annexe with its own kitchen and sitting room. Again this requires a level of decorative upgrading but once refreshed will make an ideal holiday rental or ancillary accommodation for guests and family members.

Outside

While the property itself is certainly eye catching, it is the enviable position, outlook and gardens that make Laraich such a special home. Situated on the bank of Loch Ard, the gardens and woodlands around the property are stunning, featuring colourful rhododendrons, tall pine trees and open lawns. A short walk down to the water's edge and a beautiful pathway flanked with daffodils, snowdrops and bluebells leads along to the boat house. A gate from the garden opens onto the Dun Dubh Wood.

The garden is a wonderful place to explore and has beautiful areas in which to sit and enjoy the natural beauty all around, while enjoying the privacy and comfort of being enclosed within your own private 4 acre rural retreat.

For the fishing enthusiasts the property comes with riparian rights to Loch Ard which operates a motor free policy and as such retains its peace and tranquility all year round. There is a boat house on the water's edge that is privately owned by Laraich.
