Accommodation Summary
Located within the quiet semi-rural village of Pidley, The Mulberrys is a substantial individual modern built family home offering spacious and versatile living space.
Measuring 2761.5 sq ft the accommodation is arranged over three levels and has been well thought through with a balance between the downstairs and upstairs space.
The Kitchen/breakfast room offers plenty of room for a large family table and is fitted with a superb range of co-ordinating base and eye level units with integrated dishwasher, twin enamel butler sinks inset within a granite worktop. The feature curved window frames the landscaped rear garden and double doors lead into the conservatory.
The spacious living room boasts an inset wood burning stove, wood flooring and doors leading into the conservatory. The ground floor living accommodation is further complemented by a dining room/music room with windows overlooking the front of the property and a study.
The welcoming reception hall and the landing on the first floor are light and spacious. All the bathrooms and en-suites are of a generous size with modern fixtures and fittings. The fifth bedroom on the second floor is currently used as a gym but could just as easily be used as a great self-contained space for a young adult.
Outside a block paved driveway provides parking and leads to a double garage with gated side access leading to the landscaped, southerly facing rear garden which is laid to lawn with gravelled terraced areas with raised flower and vegetable beds, inset sleepers and a circular patio.

Owner View
Our criteria when searching for a home back in 2013 was a good size family home in a quiet village location. We were hoping for views and other than that we were open to what was available. We looked at properties in other larger villages but really felt that we wanted somewhere quieter so when we saw The Mulberrys we knew it was the right house for us.

We could see past the décor at the time and set about modernising it to work for us. We were delighted with the kitchen that Nicholas Hythe in St Ives created for us. The conservatory was also added in 2013 and the kitchen and conservatory area is a family space that has become the heart of our home. At the same time we completely updated both the family bathroom and en suite on the first floor. A couple of years later we installed a wood burning stove in the living room. This makes a lovely cosy space during the winter months. We replaced all the flooring on the ground floor with ceramic and wood flooring throughout and finally created a lovely walk in wardrobe in our bedroom.

Pidley holds a few family events throughout the year and recently the community have been fundraising to improve the village playground. It has a lovely local pub called the Mad Cat, a golf course and The Barn restaurant, Only a few minutes drive away is the Johnsons Farm in Oldhurst with its tea room, steakhouse, farm and of course crocodiles which is a great place to visit.

What we will miss most is the beautiful countryside which is right on our door step. We love being outside and enjoy off-road running and walking our dogs, We can always find a route where we do not encounter too many other walkers and dogs.
