Munday's, London Agent Valuation of this property is £1,250,000

Description:

Architect-treated four double bed, two bath Victorian bay-fronted terraced house and low-maintenance west-facing garden, on a tree-lined residential Lyndhurst-toast rack street which plants you between Peckham Rye and Denmark Hill Zone 2 stations - walk to these in 9 and 10 minutes respectively. Both are Fare Zone 2 and on the Overground network. You’re also close to The Villa Nursery and Pre-Preparatory School (2-7), and to Lyndhurst Primary School. Permit-parking is on-street.

Inclusive of the handy cellar, the house measures in at 1634 square feet, and is delivered over three floors. It’s immaculately presented throughout - having been wholly and thoughtfully renovated by the sellers during their occupancy - with plenty of welcome features and additions both old and new. Our favourite bits include the wood burning stove and marble fireplace combo, bespoke shutters to many windows, high ceilings, stripped floors, cast-iron radiators, and the gorgeous box window and seat (incorporating storage) in the epic kitchen/diner.

A neat front garden sets you back from the street. Open the original Victorian front door to the hall space, and find the large double-reception set to your left. The front reception’s 15 feet by over 12; the second is 12 feet by over 10. Both rooms have ornate coving detail, and stripped floorboards flow throughout. Step down at the foot of the through-room to the large kitchen/dining room - noting the wonderful woodwork/shutters as you do!

You can also access the kitchen/diner from the foot of the hall (past a handy guest w.c. And large built-in utility cupboard). It’s a functional and inspiring space - loads more interesting than the obvious bi-fold door setups; by Mark Reeves Architects - of over 15 feet by 15 feet, with the slickest of modern kitchens with high-end integrated appliances, marble counters, a central island (with breakfast bar functionality) and underfloor heating. The space is blissfully-bright thanks to the massive glazed pivot-door (nice touch!), large roof light, and its west-facing orientation.

Up to the half-landing and you’ll find a rear bedroom of over 13 feet by over 9, with sash window and pale carpet (all of the bedrooms are carpeted). Adjacent is the neat bathroom - with traditionally-styled sanitary ware and free-standing bath.

From the landing proper you’ll find a large master bedroom taking the width of the building (at over 16 feet by 12) - with two windows to charming street views, and a generous double of 12 feet by over 10. Both rooms have lovely feature fireplaces, plus built-in alcove wardrobes.

It’s up to the second floor for the fourth and final double which is double-aspect and has an additional skylight window too. It’s 14 feet by over 9. Next door is a neat modern shower room.

Local green spaces include Warwick, Lucas and Lettsom Gardens; bag yourself a key for the latter for a small fee), Peckham Rye Park and Common and Ruskin and Burgess parks.

There are plenty of useful bus routes from Peckham Road, at the bottom of the road, including the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn). You’ll also find The South London Gallery on the main road.

Local eating, meeting and drinking establishments of note include Theo's, The Camberwell Arms (watch this space for a new ca shop...), The Hermits Cave and The Crooked Well (SE5) and The Montpelier, Levan, Ganapati, Miss Tapas, The Begging Bowl and Mr Bao (SE15). Cafes? We rate Anderson’s, Lumberjack, Daily Goods and The Pigeon Hole Cafe.

In the warm months, Rye Lane’s rooftop bars are the hippest destination for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Plex Cinema (dedicated to films for a fiver) and Peckham Levels and The Bussey Building.

Peckham and Camberwell both have good leisure centres with lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the northerly end of Camberwell Grove.
